Rick Seguin is a co-founder and senior partner of UCS (Usher Capordelis Seguin) with over twenty-five years of valuation experience covering a wide range of real estate. Member of the International Right of Way Association, Kiwanis Club of Ottawa and BOMA Ottawa. Appraised major commercial, industrial, multi-residential and institutional properties, as well as all types of vacant land. Also special purpose properties, such as; retirement and nursing homes, child day cares, campgrounds, golf courses, rooming houses, condominium buildings, schools, land air rights, co-operative and life lease buildings. Purpose of the appraisals were for mortgage underwriting, power of sale, purchase, estate, acquisition, legal disputes, insurance, expropriation, market rental, asset management, etc. Involved in financial feasibility studies for the development or redevelopment potential of various assets. Rick Seguin undertaken several real property and consulting assignments for local, national, municipal, provincial and federal government clients. Completed valuations for acquisition of land for highway, hydro, pipeline, sewer and light rail corridors. Appeared before arbitration and land compensation tribunals as an expert witness. Anthony Capordelis, B.A., AACI, P. App.

Anthony Capordelis (Tony) is a co-founder and senior partner of UCS (Usher Capordelis Seguin) with over thirty years of valuation experience covering a vast range of real property assignments. A long standing member of the International Right of Way Association (IRWA), Tony has served as expositions Region 8 Chair, Chapter 63 President as well as a past representative on the International Valuation and Nomination and Elections Committees. Also a member of the Ontario Expropriation Association and AHEPA (American Hellenic Educational Progressive Association). Anthony Capordelis has appraised major commercial, industrial, multi-residential and institutional properties as well as all types of vacant land. Involved in financial feasibility studies for the development or redevelopment potential of various assets. Involved with the appraisal of railroad corridors, right of ways, easements and Expropriation assignments. Completed valuations for acquisition of land for highway, hydro, pipeline, sewer and light rail corridors. Wayne Cryderman, B.A.

Wayne Cryderman has a Bachelor of Arts degree from Mount Allison University. He is currently enrolled at the Sauder School of Business – Real Estate Division for the purpose of obtaining his AACI designation. He has over 5 years of valuation experience with UCS Pigeon-Roy.  He has undertaken commercial and residential appraisal assignments, as well as all types of vacant land. Bill has a Master of Business Administration in Global Leadership from the University of Fredericton and a member of the Golden Key International Honour Society, a Master of Business Administration in General Management from Plymouth State University and was awarded the University highest academic award at a graduate level (Delta Mu Delta International Honor Society in Business for Academic Excellence), a Bachelor of Science in General Business from The University of the State of New York (Regents College), a Bachelor of Arts in Finance from Edinburgh Napier University, a Post-Graduate Certificate in Real Property Valuation from The University of British Columbia, a Diploma in Property Appraisal and Assessment from St. Lawrence College, and a Certificate in Real Property Assessment from The University of British Columbia. Bill designations includes; AACI, P. App from the Appraisal Institute of Canada, MIMA from the Institute of Municipal Assessors, and SMA and FMA from the Builders Owners and Management Institute.

Bill has over 16 years in valuation experience with UCS Pigeon-Roy and The Municipal Property Assessment Corporation (MPAC) encompassing a wide range of assignments including with UCS Pigeon-Roy; Reserve Fund Studies, Insurance, Residential and Commercial Appraisals. With the Municipal Property Assessment Corporation; re-evaluating property values as a result of Request for Reconsideration, representing MPAC before the Assessment Review Board, including preparation and presentation of evidence and submissions, and conducting industry standard sales ratio studies and review and finalizes values for release of new valuation base year.
